SHAREDA PropEx getting good response

KOTA KINABALU: The SHAREDA PropEx 2014 is a great place for property hunters and sellers to meet up, said Improbuilt’s Sales and Marketing manager, Tony Lai.

Lai was promoting the Prima Land Development’s newest terrace housing development — the second phase of the ‘Prima Sumundu’ in Donggongon near here. This year marked their sixth year participating in the property exposition.

“What we have been aiming for was the response and we have been receiving good response in the last several years,” he said.

He said that the project development they were promoting consist of 91 units of double-storey terrace houses near Kampung Kivatu, Donggongon in Penampang.

“About 80 percent of the units have been sold while the remaining unsold are the Bumiputra lots,” he said.

“The price range for the properties is from RM580,000 to RM1 million and the build-up area of the houses are 1,254 square feet while the land area is 1,904 square feet,” he said.

The company has already completed several projects – the first phase of the Prima Sumundu, Taman Prima Jaya Phase Three, Prima Square (Sandakan) as well as shop lots also in Sandakan.

“Our next project shall comprise a warehouse in Penampang as well as the third phase of the Prima Sumundu but that are still in the planning stage,” he said.

He added that Prima Land Development was a trusted developer and that a lot of their clients were already familiar with their name and their high standard in the design of the houses they built.

Annie Tan, Executive Director of Megatech Energy Sdn Bhd said that this was the company’s first time at the Shareda PropEx and that they were promoting their first project – 1Marudu Commercial Centre.

The two phase projects shall consist of 136 units of commercial units and the first phase of the project comprising 57 units of commercial shops will be completed in Sept 2015.

The commercial development is distinct from other development – the corner lots are constructed in three storeys while the intermediate lots only boast two storeys.

Aside from that, the developer has also agreed for a weekend tamu to be held within the vicinity.

“The tamu shall comprise 768 stalls…our aim is to help the locals improve their economic status while at the same time bring patrons to visit the shops at the centre,” she said.

Additionally, a total of 100 permanent kiosks will also be installed at the centre.

“There will also be ample carparks (about 545 units),” she said.

About 70 percent of the units have already been snatched and the work is 50 percent near completion.

The units are priced at RM670,000 for intermediate lots and RM980,000 for corner lots.

The second phase of the project is expected to start in December this year.

Meanwhile, also an attraction at the exposition is the affordable homes section at the property exposition.

One of the affordable homes, the Timbok Jaya Apartment in Tuaran, comes with various facilities including a swimming pool and a taska.

The price for the units ranges from RM220,400 to RM261,250 for Bumiputra lots and RM232,000 to RM275,000 for non-Bumiputra lots.
